DSCR Disclosures Enhancement

Effective 7/21/2025, all DSCR Transactions will disclose with a new 

Pre-Application Closing Costs Estimate instead of a Good Faith Estimate (GFE) and a Closing Disclosure instead of a HUD-1.  

 

The CD request process has been eliminated for DSCR loans with this enhancement.  

DSCR loans will automatically have the Closing Disclosure completed by Arc.  

 

  • No CD Request Process Needed effective 7/18/2025.
  • TRID Rules do not apply 
  • Pre-Application Closing Costs Estimate will be in Initial Disclosures
  • CD will be completed by ARC prior to closing & sent to title for balancing
  • Borrower will no longer receive CD prior to closing
  • CD is signed at Closing instead of a HUD-1
