Effective January 26, 2024, appraisal reports with subjective and/or potentially biased words or phrases will receive a Fatal result from Freddie Mac Loan Collateral Advisor. An appraisal report with a Fatal feedback message cannot be successfully submitted to the Uniform Collateral Data Portal (UCDP); the appraisal report must be corrected to remove all prohibited, subjective, or potentially biased words or phrases AND the Fatal result must be cleared from Freddie Mac Loan Collateral Advisor prior to UCDP submission.
